Overview
A wellness complex of 13 ironwood (ulin) villas among the rice terraces of Tegallalang
Maison Verde is a wellness complex of 13 ironwood (ulin) villas in Tegallalang — one of Ubud’s most scenic areas: rice terraces, jungle and a calm, non-mass tourist flow.
Ulin is an ultra-dense Indonesian hardwood (“ironwood”) that lasts for decades in the open air with almost no maintenance. Floor-to-ceiling glazing onto the jungle and a private pool with a slide at some villas. On site there is a reception, a spa pavilion with soaking barrels, a restaurant, a yoga shala, a covered gym with a jungle view and a branded lounge area with a summer cinema and BBQ.
The yield in the developer’s financial model is not made up: the ADR and occupancy are taken from 6 real Tegallalang comparables (Airbnb / AirDNA), not as a fixed percentage of the price — this is the minimum of verification we do on every project before adding it to the catalog.
