Melasti Arcade is a boutique apartment complex in Bukit Pandawa, 11 km from the airport and close to the well-known Pandawa beach. The format is one-bedroom units only, but with a wide range of sizes — from a compact 30 m² up to a spacious 142 m² — so the project covers both a low entry point for an investor ($115,000) and demand for a larger unit suited to long-term rental ($480,000). The complex has just 19 units in total, a small scale that is easier for a management company to keep fully let and under control. Developer LB Group has already delivered six projects, which lowers the risk for a mid-stage build: the building is around 55% complete, with handover scheduled for 2026. Ownership is leasehold for 25 years; permits (PBG/SLF) have been filed but not yet issued — a standard checkpoint for projects still under construction. BDA does not quote a yield benchmark for the Pandawa area as a promise: the exact figure is modeled for the specific unit, factoring in the occupancy of neighbouring complexes, management fees and vacancy, including a downside scenario.
